Opening a seasonal home
Restore systems methodically. Look for water around toilets, under sinks and near the water heater. Confirm that the thermostat display is normal and that cooling starts without unusual noise or odor. If a breaker trips, reset it no more than once. A second trip is a fault, not an inconvenience to override.
If the owner is away, give us the lockbox or gate instructions, equipment location and the name of the person allowed to approve work. Missing access information is one of the easiest ways to lose an appointment window.
Hard water and long cooling seasons
Mineral buildup can reduce flow at fixtures and accumulate in water heaters. It does not explain every plumbing problem, but it belongs in the history when hot water becomes noisy, slow or inconsistent. On the HVAC side, filters and outdoor clearances need more frequent attention during dusty weather and prolonged summer runtime.
